How To: Facebook and Instagram AI Ads

With Curaytor's all-new Facebook and Instagram AI workflow, it's never been easier to promote your listings on social media.

Now, posting your listings on both platforms is a seamless experience—you can do both at the same time.


So why should you run ads for your listings? Glad you asked…

Using Facebook and Instagram AI Ads impresses your clients and future sellers, generates more leads, and increases your brand awareness—all of which leads to more listings.


Here's how it works:

Step 1: There are three ways to create your Facebook and Instagram Ad. The first way is simply by typing /ai to the end of your Lofty listing.


The second way is by clicking "Get Started" in the email you'll receive from Curaytor once your listing is published.

*Please Note: If you haven't already done so, you'll need to create a landing page for that listing in order for the "Promote on Social Media" option to become enabled. Here's how to create your landing page. After you've created a landing page, refresh your screen and you'll be able to select "Promote on Social Media"

Step 2: Select "Promote on Social Media"

Step 3: Edit your ad. We'll use AI to generate the best images and copy for you. We'll also pull your audience, ad duration, and total budget from your account settings.

🚀 NEW: You can now promote your listings throughout their lifecycle on Facebook and Instagram with new status options that include Coming Soon, Featured Home, Open House, and Price Reduction, in addition to Just Listed.

When you select a new status, this will generate new, tailored copy with the option to regenerate if needed.

📣For Facebook posts, the CTA will be the landing page link that we'll include directly in the copy.

📣For Instagram posts, the CTA will be "DM for more information" since Instagram doesn't allow for links to be clicked within a post.

For both Facebook and Instagram boosted posts, the CTA will direct the lead to the landing page.

You can easily customize your ad:

👉To edit the copy, click the text box to edit the copy directly, or click "Regenerate copy" for a new version.

👉To edit the budget and duration, click the text box under "Total Budget" and "Ad Duration."

👉To edit the images, click "Edit Images" and select up to 10 images in the order you want them displayed. (The photos will be displayed in a carousel for Instagram.)

*Please note that:

  • Any updates you make to the budget and duration will only impact the ad you are creating.
  • There is a limit of $500 and 10 days.
  • You have the flexibility to set the budget or duration to 0, which will result in a regular post creation without boosting.
  • You will only have to generate copy and select images once, before choosing to post and boost directly to Facebook and Instagram.image3-Aug-08-2024-02-37-42-8057-PM

Step 4: Select the channel you'd like to promote your listing on.

If you'd like to only promote on Instagram, toggle "Facebook Post" off.

If you'd like to only promote on Facebook, toggle "Instagram Account" off.

Step 5: Click "Review" at the top right corner of your screen.

You'll have the opportunity to preview your ad(s) as well as review the budget(s) and duration.

Step 6: Click "Post and Boost"

A confirmation screen will appear as the final step.

If you click "No, Cancel" you'll be taken back to the last screen you were on.

If you click "Yes, Post & Boost" your ad(s) will be automatically posted.

From here you can view your post(s) on Facebook and/or Instagram or you can go back to the Workflow Home to work on another listing promotion.

All ad campaigns will be automatically added to your Curaytor Seller Reports and Listing Studio. This will help you showcase the work you're doing to help sell your client's homes. 🚀

💡  PRO TIP:  If you run into issues as you're creating the report, please exit out of your Curaytor account.  Clear your cookies/cache in your Chrome browser history.  Log completely out of Chrome.  Relaunch Chrome, then log back into your Curaytor account and try again.

❗❗ FOR SOLD LISTINGS:   IF your listing is included in your Listing Studio while it is in active status in MLS -  before the MLS status changes to SOLD -  You will be able to continue to promote it using the /AI Listing Studio tools.

❓ You're probably wondering…

1. Are the Facebook and Instagram budgets and duration tied together?

No. The budgets and duration are separate for Facebook and Instagram, with a much smaller default budget for Instagram.

2. I'm not seeing the Facebook and/or Instagram option on my account. How do I fix this?

Both your Facebook and Instagram accounts need to be connected to Curaytor for these options to be enabled. Please reach out to support@curaytor.com for assistance.

3. How many leads should I expect to generate?

The average across all Curaytor clients it’s approximately $10 per lead. Notably, the cost-per-lead will vary depending on the stage of the listing (e.g. Coming Soon generates more leads than Price Reduction) and the overall desirability of the listing.

4. How will I have visibility into the metrics?

All of your Facebook ad metrics will be available in your ads manager account. Here's how to view them.

5. Am I able to edit the ad audience?

No, we're not able to edit the audience. When promoting real estate listings on Facebook/Meta, we must select “special ad category” because it qualifies as a housing ad.

In doing so, we have very limited audience selection tools, including the ability to target a custom audience (ie. the chunky middle).

If we were to try and run the ad to a chunky middle audience, it would get denied by Facebook/Meta.

This is why all listing promotion ads are targeted to the Magic Million audience.

The Magic Million audience is a location +15 mile radius (the lowest radius accepted by Facebook/Meta under the housing special ad category).
