What are they

  • Property Alerts engage leads automatically by emailing them new listings that fit the criteria that has been set up (criteria is set up in Accelerator based on the location of your individual neighborhood ad which could be a location or zip code)

  • Market Snapshots send nearby newly-listed and sold properties to buyer/seller leads to inform them about what is going on in their market and encourage them to buy and/or sell


How To Find Them

  • On the lead’s profile page, you will see the "Engagement" tab at the top of the page. In this section, you can see the current status of the Property Alerts or Market Snapshots that exist for this lead.

  • Keep track of the sent property alerts emails in the lead’s timeline, or click any alert you’ve created under the "Property Alert" in the Engagement section of the lead’s profile.


How To Create New Property Alerts

  • In the "Engagement" tab click on + New Alert under the Property Alerts section. You will be directed to the Property Alert Page.

  • On the Property Alert Page, you can see the criteria that can be set to filter the property alert, based on the lead’s initial inquiry when they came into the CRM

  • Click the "Notes" tab to see all the notes in this lead’s timeline. You can see all the available filters on the right side of the page. The results will be updated instantly when these fields are changed. You can find the numbers of results from the applied filter on top of the page.

*IMPORTANT*

Please note, when adding search criteria, the more filters you apply, the fewer results you will receive. However, it is the opposite case when it comes to Location filters. You can enter multiple locations. The more locations and zip codes you enter, the more results you will receive.

  • Click the "Results" tab on the upper right corner of the page to see if all the listings on the market meet the criteria. You can click on these listings to see their details. When you find a listing that the lead might be interested in right away, you can select the listing by checking the box and click "Send listings" to send all the selected listings to the lead.

Note: this is an optional action that can be taken when creating a property alert. You can only send up to 25 listings at a time.

  • Return to the Filters tab, and click Next when you are ready to continue. Keep in mind that you can always come back and edit this later. Next, you can choose to name this property alert. This alert and name are not visible to the client though this is planned in future improvements.

  • You can keep track of the sent property alerts emails in the lead’s timeline, or click any alert you’ve created under the "Property Alert" in the Engagement section of the lead’s profile.


How To Pause Property Alerts

  • Under the "Engagement" tab of a lead profile. Select the gear tool on the left of the screen. Toggle “off” the lead's subscription for property alerts (it will stop all of them) and then turn it back on when they are ready to go.


Overall Property Alerts/Market Snapshot Settings

  • By default Accelerator will have Property Alerts located in Settings. On the left side of the page under Features click Auto Property Alerts. This section will show you the current settings for your auto property alerts.

  • To turn off Auto Property Alerts - simply click the toggle button next to "Enable" and then click "Apply" on the bottom right

*IMPORTANT* Auto Property Alerts for buyers and sellers need to be turned off separately.

  • To delete, once Property Alert has been toggled off. Select “Delete all existing alerts”


Important automated property alert settings

  • "Exclude Pipeline" - Adjusts when auto alerts are APPLIED to new leads in the system. This setting does not remove auto alerts. In other words, if a lead is imported to the database or added directly to a pipeline stage that is on this exclusion list, they will not have auto property alerts applied. However, if a lead already has an auto property alert applied, it will not remove that property alert.

  • "Location Criteria" - You can set the auto alert to only trigger based off of the "Inquired City" or "Inquired Zip Code." If you choose "Any," the system will trigger based on both city and zip code. This information is typically gathered when the lead is imported via email parsing and the city or zip code are provided in the email or, if the lead registered on a Chime website, their activity will be recorded for this purpose.

  • "Schedule." - There is no exact time to an alert email, due to the large number of emails that are to be sent out. Usually, AM is a time range from 8:00am - 10:00am and PM is from 2:00pm - 4:00pm.

  • "Frequency" - We suggest that you set the frequency of auto alerts to "Weekly." If you find out the lead is hot and actively responding to you, a manual alert can be created for "Daily" or "Instantly" frequencies. (In Auto Property Alert Settings, scroll down to Frequency. A drop down menu will appear with options)

*Note* Auto Property Alerts will only work on leads that meet the following requirements:

For Property Alert (Buyer):

  1. The lead has at least one email address

  2. The lead has valid data in the “Location” field of the "Search Criteria" section. If nothing is found in the "Search Criteria" section, an auto property alert email will not be sent until "Location" data is available based on lead behavior on your Chime IDX website.

For Market Snapshot (Seller):

  1. The lead has at least one email address

  2. The lead has data in the “City” or “Zip Code” field of the Detail or Property Info section
